You should expect your agent to obtain the best offer achievable from the best buyer obtainable in the current market. In simple terms, provide you with a realistic, (remember estate agents don't value homes) market entry price to achieve genuine and consistent interest. You should expect them to place your home on numerous websites and portals (buyers are site loyal, ie not everyone uses rightmove, different buyers use zoopla etc), make telephone and email contact with available buyers on a daily basis and provide you with regular and proven feedback. Very important with the market the way it is, your agent should be accompanying every person who views your house, it is not acceptable for an agent to just simply put your home on the web, the agent needs to actively engage with every buyer and leave no opportunity missed to secure the best price. Be prepared to challenge any offer you receive. Challenge the agent to gain additonal money from the buyer. ie the buyer offers 200k are they not prepared to increase another £50 to get their dream home? How does the agent know this? You will also need circa 10 photos on the web and a smart set of downloadable house particulars.
