Tenant committed suicide, what to do?

I bought my first house to rent out last summer and the agent I bought it from also managed the letting side for me. Last month the tenant tragically committed suicide and I am at my wits end as what to do next. The agent has put it back on the rental market but should I pass on such information to the next tenant? Or would it be better to sell at this point? This is my first house and I feel so gutted and am worried about what to do next. Any advice would help. Thanks.

  • Hi Claire, I'm so sorry to hear this, it must have been terribly upsetting for you. I can't see any benefit to you or anyone else in telling the next tenant. You don't have any legal obligation to do so (I'm a solicitor) and it would probably only upset them. The decision whether to sell or not is obviously a personal one. I could understand you wanting to do so, bearing in mind what has happened, but it only happened very recently, and it wouldn't be sensible to make such a major decision while you're still in shock. This will wear off, and the costs of selling and buying another house are fairly high. If I were you I would try a 6 month let then see how you feel at the end of it. Bear in mind that you can always sell the house with a sitting tenant to another BTL investor.

  • Hi, We're sorry to hear this. We would advise that you do not have any legal obligation to inform any prospective tenants of the situation and as to why it has became available again as again this could potentially draw off interest from a tenant. As for selling, again this is a personal decision for you to make and again there is no legal obligation of telling any potential buyers of your reasons for selling.
