  • Houses are still selling, you just need to be realistic with the price you wish to achieve. House prices haven't fallen significantly this year so far, it might be best to get on the market before there are any more decreases in property prices or mortgage interest hikes.

  • The market is very good for correctly priced property, the best time to buy or sell when it is good for you, to be honest if it's a good time to sell it's a bad time to buy and when its a bad time to sell it's a good time to buy. As most people are doing both it tends to negate ups and downs and if you take a long term view ultimately prices have always gone up decade on decade.

  • Generally in Scotland Sept/Oct are good times to sell. The market is still ticking along and we continue to sell property each week (not as much as we would like). They key thing in our view is flexibility. If someone makes an offer around about your Home Report value and are in a good position (i.e nothing to sell) we believe it is seriously worthwile considering their offer. To give you an example we had a client recently who's Home Report valuation was £185,000 and he wanted as close to this as possible. A viewer who had sold and was renting made and offer of £170,000, we negotiated this up to £178,000 but viewer would go no more. The seller did not want to take the offer. However, as the seller had his eye on a bigger property he managed to negotiate a price reduction from £225,000 to £215,000 meaning his budget never moved. Be prepared to take a lower off if you can negotiate this from your purchase.
