  • I have lived in the area for over 10 years. It is definitely going up, as the new Starbucks opened opposite Vauxhall station. Noticed lots of younger people are moving in. The transport is very good with the trains, tube and buses plentifull. Some good restaurants at South Lambeth Road and an excellent Indian: 'Hot Stuff' tucked away at Wilcox Close. The pubs could be a bit livelier, but Canton Arms at South Lambeth Road is probably the best. A few dodgy areas to avoid, towards Stockwell and Brixton but thats London these days. Overall, good value for money.

  • I have lived in the Oval Vauxhall area for the last 6 years - I bough an ex local freehold which has been very good value - it has more sq ft than its victorian neighbours and cost about 35% less! The area is great for transport two tubes and this gives a 10 min ride to London bridge, Leicester Sq, Oxford circus, waterloo, Victoria, and to Clapham Junction via the overground from where you can go to most areas of the country. The buses go to all points of the London Compass. There are two small parks, but both have good cafes and children's playgrounds, as well as areas fro dogs. There is a local Farmer's Market held in St Marks Church Yard every Saturday selling local produce - game, fish, veg, cheese, cakes, crepes, sosages, and olives. A great place to have Saturday breakfast, real coffee and a tasty toasted cheese sandwich seated under an awning. Down side? Not much in the way of entertainment, baring the Oval Theatre, and the famous Gay bars and clubs at Vauxhall. all in all it feels safe enough to walk around and there are several late night convenience stores. An undervalued area, but watch as the improvements going on at Vauxhall, and the proposed re-location of the American Embassy don't pull the boot straps up towards the river!! Good place to buy for this reason.
