DSS properties in London,beneficial for landlords?

We are proposed to purchase terraced house in parts of London,such as Tottenham,to divide them with planning permission And to rent them out to DSS tenants. Is this beneficial for the investor?The rent is supposed to be 184£ p/w.Therefore 4 flats could bring 15% of the investment. Would appreciate honest advice.
