How do you put a house for sale by auction?

  • Very simply, in a similar manner to getting and estate agent to. The starting point is to ask an auctioneer to appraise the property, in the first instance to advise whether it is suitable for sale by auction and then to give you advice on guide/reserve price. Remember auctions tend to work the opposite way to agency, and the reserve price represents the minimum level you would be prepared to sell at. If your estimation of this matches that of the auctioneer then it is probably viable. The purpose of the sale room is then to establish the minimum but not inhibit the final sale price, with an immediate exchange and the buyer committed to a 28 day completion.
