Coastal Errosion - Do I own the land which is left?

A friend purchased a house a while back and has been told that they only have 2 - 3 years remaining before the cliffs near where they live will have eroded back to their property. My question is, would they then own the land left once the erosion takes place? Several property owners in the vicinity whose houses have been lost to the sea have noted that there is land remaining, albeit at near sea level, which potentially could mean if they can claim the foot print of their land they could build a new beach front property. Any idea if this is possible, that is to claim the land remaining once the earth cliffs have been washed away?
