Valuation of my detached house

Why are houses/semis in Gibbons Close, Sandridge, AL4 9EP priced higher than mine in Northside, AL4 9BS [detached & private rd at end of Gibbons Close]?

  • Hi Barbara, I know the question is a little out of date but I've had a look at the values here anyway as I live in Sandridge myself. The majority of the properties on Gibbons Close (bar two in fact) have southerly facing gardens so this will have a slight impact on the perceived value. Add to this that said gardens tend to be slightly larger, although this is marginal from my experience of the area, the only other factor would be that Gibbons Close in the main seems to be of an older construction (1960s, 1970s) where the houses at the end seem to be more recently built, I'd venture 1980s or 1990s. The older style properties tended to have a little bit of a larger footprint in terms of sq ft so this might be a factor too. Interestingly though, the average values quoted by Rightmove show that Northfield is a more expensive road overall.
