  • Hi Colin. Credit reference agencies may not tell you if a debt is secured. Sometimes debts that start out as unsecured and continue to show that way on a credit file could in theory go into default and by court order can have an interest registered on the property by way of unilateral notice / equitable charge or even a restriction. Also not all lenders share information on the CAIS system so a credit check is not sufficient to confirm. Deeds are a thing of the past and now everything is electronic. The best way to confirm ownership and any registered charges is to obtain an Official Copy Document (a land registry search). This can be obtained online or if you were to visit your local registry office for a small fee (£3 if you have access to a business account and £12 otherwise).
