En suite bathroom vs. additional storage space

In a new build 2 bedroom flat (with no built in storage) would it add more value having a compact en suite bathroom or using the space for storage instead?

  • As it's a flat I can't see how either can add to the space: the flat will still be the same size whatever you do. Too many places I have viewed too many properties that have been spoiled by developers cramming extra bedrooms or bathrooms into spaces that were not generous to begin. Storage is always useful and is a lot less expense than a pokey little bathroom.

  • I agree with above, more small rooms wouldn't add much value. Storage space is essential, work with what you have.

  • Hi gsh, With something like this, I would always advise that it's important to look at what you have and ask what the property really needs. For example, an additional bathroom in a home with three bedrooms and only one bathroom can be useful, or an additional bedroom in a large family property can be a great addition for increasing the value. However, if you are looking at dealing with a smaller flat, as mentioned in the other answers, it is better to not add too much or the property will start to feel cramped. A two-bedroom flat, while it could benefit from another bathroom, will sell just fine with only one and it could be more detrimental to the aesthetics of the home in actual fact to take away what little extra space you have to replace it with another bathroom. I would personally suggest weighing up the space you have and considering how it would affect the look of the flat to have another bathroom/if the bathroom would be big enough to not seem crammed in. Your storage space can be very valuable to buyers as well, remember. Many thanks, Scott

  • Hi gsh99, I know this topic is old, but I've got an in depth answer that may help you and other people like you. It’s difficult to say without knowing your exact property and area, etc, as to what’s going to add more value – an en-suite bathroom or additional storage space. As a rule of thumb, it’s normally worth the cost of installing an en-suite bathroom because this is really a feature that a lot of people are looking for now. I think with growing families and people wanting the privacy of an en-suite, I think that will add more than just having, for example, a large walk in wardrobe. I would personally take some good advice from a local estate agent or two and see what they think, because they ultimately know your area very well.
