Is it worth adding a second ensuite into another of the four bedrooms when we already have a family bathroom and cloakroom and how much would it cost?

We have four reception rooms and a dressing room as well as an ensuite off the master bedroom.

  • It is impossible to answer this without knowing specifics about the house and the existing positions of pipes etc or where you are thinking of putting the second en-suite (e.g. ventilation, type of floors etc). However, you need to ask the local estate agents to give you a guide as to the value added for these works using a reasonable spec of fittings. As a general rule £20,000+ is about the cost to add a bathroom of a reasonable quality for a 4 bedroom house (based on Duravit sanitryware)

  • I'm not sure if it would be worth doing in this market, as you already have an en-suite. It might be enough to show plans for a 2nd en-suite to potential purchasers. When you get your home valued, ask a couple of local estate agents for their honest opinion.
