Extending over top of garage?

Any idea of a rough estimate to build a bedroom on top of a brick built garage? We have a very small bathroom and want to extend that into the very small third bedroom. If this could all be done we would have three good sized bedrooms and a large bathroom.

  • A rough estimate would be 20k. It is of utmost importance that you employ the right people to do the job and check the foundations first. If the foundations weren’t sufficient, it could cost a lot more. That estimate is a rough guide, some spend less, some spend double that. Research any builders you may use and make sure you can see work they have done for others. Also always get quotes which include everything, some miss off the V.A.T, which is a large chunk.   • Search for trusted builders. Don't just go with the lowest quote. Speak to people who they have done work for to see how happy they were with the workmanship, timekeeping etc. And again, make sure your garage foundations can take the extra load of an upstairs extension!

  • There are many ways to extend over the garage. The garage walls may well need to be strengthened but it is also possible to use steel posts and beams to take the loads rather than 'underpin' or strengthen the garage walls. You need good advice from a structural engineer and architect.
