A house we are buying in Abergavenny has had about 160m2 of garden removed and a house built on it. what would that land have been worth to the house?

It will depend on the size of your property and how much land you have left. If you still have a reasonable plot then it will not have made much difference. If suddenly there is a large house on a very small garden it will have dropped significantly. The actual value of the land when sold would be worth about 33% of the gross development value. So if the house which is built on it is worth £100,000 the land would have been worth £33,000. I hope this helps.
