Property which already has PRC Certificate

Hello, We have found a lovely semi-detached property, which has been reinforced already and has PRC Certificate in place. However, neighbours don't have PRC. Estate agent reassured us that property is easily mortgage-able. Right now this 3 bed house is advertised £240,000. 3 bed houses in this area cost £260,000/£270,000. 1) How much normally PRC Certificate would affect on the market value of the house like this? 2) What are the risks in future?   • Hello Rob - I would be careful about this as most lenders are reluctant to move forward with concrete structures. I would suggest speaking to a qualified mortgage broker who can communicate with lenders on your behalf.
