Bargaining housing price?

How much can be bargained on asking price for an old house that needs new kitchen and bathroom fitting?

  • No set rule, just offer what you feel it is worth to you and the worst you can get is a no. What I would suggest is to look at whether it has been priced to sell, given its current state. Look at other similar properties in the area, ones which have had more money spent and look at the difference in price. Also look at sold prices and see if you can look at historic listing which show internal photos of properties now sold. This gives you an indication of what the property is worth, by what people are paying. Property is always worth what the buyer wishes to pay.

  • You're the buyer - you hold all the cards. Tell them what you're prepared to pay and explain your reasoning. For the sake of easy numbers, let's say you think the new stuff will cost £15k. Simply say you feel the property is only a viable prospect with the new features in place and that in order to afford it, you'd need the equivalent value off the asking price. Negotiation is all a big game anyway. Put your offer on the table, you might get a pleasant surprise.
