Does a high ground rent reduce the value of a property?

The ground rent on my property was reported as being £25.00 per month after a lease extension by the previous owner. This is incorrect and the ground rent is actually £350.00. Will this reduce the value of the flat?

  • In short, yes - but you probably won't be alone in that respect. Quite a lot of 99 year leases will have been extended in Cram due to lenders wanting 70+ years unexpired. We are based in Blyth so not really best placed to advise you (there's honesty for you!) - suggest you speak to the local market expert.
