I'm wondering if having the only bathroom in a 2 bed terraced house, where you have to walk through the second bedroom, de values the house?

It's for a buy to let, needs full refurbishment, then my question is for the remortgage once the house is done. Thanks

  • It depends on the actual layout upstairs but I would say that in most cases it would increase the appeal of the property to not have to walk through the second bedroom to access the upstairs bathroom. If the property is more appealing to a wider audience of potential buyers you will achieve a better price for it. If the dimensions are large enough and the layout allows, you can create a passage way by putting up a partition wall. This will separate the second bedroom (obviously you also need a door in the partition to access the bedroom). Any other questions let me know. I can advise you further re buy to lets and re-mortgaging.

  • I completely agree with above. If you can, change this layout. The rental return will be better, plus when you come to sell the property it will also be more appealing to buyers. Walking through one bedroom to get to another bedroom, or bathroom is not ideal, it could put a lot of people off.
