Value of adjoining land
I have the opportunity to purchase a small paddock (600m2) that adjoins my rear garden and formed part of the original cartilage of my property in the early 1990's. Our existing rear garden is roughly 350m2. Our septic tank soakaway is under the paddock and a covenant exists preventing any building on the land. If we purchase the paddock, our intention would be to push back our boundary (stock) using half of the paddock and wildflower seed and orchard the remaining land. I'd appreciate any advice around the potential impact on our property value (4 bed detached, semi rural location) of adding the land and also around placing a rough value on the land itself.
