Do 21 year olds need a guarantour to sign for them?

I would like to know what documents a 21 year old student would have to show to rent a house after university and would they need a guarantor to sign as guarantors for them? Could somebody let me know about this please? Only we won't be signing as guarantors for our daughter.

  • Hi kayjeffrey, It will come down to a number of different considerations, but generally if someone has just left university, they will not have a history of renting and paying their rent from their own income. This will mean they cannot provide a reference that shows they always paid on time, and in this case, it would be more than likely that they would need a guarantors letter. Other things that agents will consider will be things like their income at the current time and whether they are in full-time employment. I would think though, that if they have permanent employment and can provide evidence that they can afford to rent then they will be able to find somewhere to rent without a guarantor, as it is not a legal requirement and some agents may overlook it. In most cases though, someone fresh out of university will normally need a guarantor. Many thanks, Scott

  • Hi, Not necessarily it would depend upon the 21 year olds credit rating and employment status although some landlords may request a guarantor for the financial assistance and security.
