Single unemployed man looking to rent.

After a recent separation from my wife I have been made homeless, to top it off, having been a house husband for the past year, I am also currently unemployed. On paper I can understand that it doesn't look great. My question is, how likely am I to be considered by potential landlords given my current circumstance? I do a lot of (unpaid) community work within my local area, including charity and fund raising, and am also a member of a few local organisations, will this help? It is a temporary situation, I am looking for a base in which to start again. Any tips on how to improve my chances?

  • Hello - sorry to hear about your predicament, but I am sure there is a solution. A couple of questions: - Is there any way you would be able to find a guarantor who could vouch for you? - Whereabouts in Cambridgeshire are you looking?

  • Unfortunately I'm not in a position to have a guarantor nor would I want to burden someone with that risk. I'm specifically looking at properties in Soham because of the community work I do there.

  • Ok, I understand. It might be more difficult as most landlords/ lettings agents would want to see proof income and your ability to afford the rent. But, please do not worry - there will be a solution. I would suggest: - Approaching as many lettings agencies as possible and explain your situation; - Pool together some rent in advance as it can be looked at more favourably; - Perhaps approach your local council to see if you can access any housing benefit? Some also offer assistance with the initial deposit; - Obtaining character references from the people you do voluntary work for will also help. Perhaps start by doing the above and post on this forum if you're not having any luck?
