2 unemployed people looking to rent a flat in Edinburgh

So, myself and my friend (who is coming over from Germany) are looking to rent a property in Edinburgh around April 2018. Y has just finished studying so will be looking for a job when she comes over. She also has lots of savings, and a very small dog. Myself, I am on jobseekers at the moment but do not plan to stay on it when moving out as most flats do not allow DSS and it limits us, especially with a dog. Q 1: Would it be possible for Y to pay a few months of her half of the rent upfront as she doesn't have a job OR does she HAVE to have a guarantor? Is it possible to have 2 guarantors or would be paying upfront be ok? Q 2: As my father is being my guarantor, as a lot of flats do not allow DSS. Does this mean I can still claim job seekers when looking for jobs in the new flat even if said flat does not allow DSS on the contract? I would love to know more information about 2 unemployed people renting especially when we need to look for a flat that allows pets too. THANK YOU

  • Hello Lucy - I would suggest speaking with a few lettings agents. The process usually starts with a credit check and proof of income. If you can demonstrate that you will be earning money (and not receiving housing benefit), more landlords would be interested in letting to you. But if there are any seeds of doubt, a guarantor will usually be requested. Regarding pets, it's normally not an issue - although an extra holding deposit may be required.
