Can my guarantor be retired?

  • It depends on the criteria used by the referencing agency. It should be OK, if the criteria is that the guarantor is a homeowner, and the retiree happens to be one.

  • As already mentioned it depends on the reference agency or landlord. They may also look at the income of the retired guarantor. Can they afford to make the payments if you default (ie will their pension cover it and their own living costs).

  • One important factor to note that is most referencing agencies will assess a guarantor in a similar way to the way they assess an applicant. They must have no adverse credit and proof of income. The income to rent ratio will of course be higher than what is required of an applicant and may possibly be the same for independent means.
