This is information, thankfully that you can find quite easily on the Zoopla website. If you have a look towards the top of this page, you will see a tab that says "sold prices". Hover the mouse pointer over that, and a drop down menu will come down - you should select the option "area stats LE4".
From this page, you will be able to see the asking prices for the Belgrave area in terms of the private rented market.
As you will see there, the monthly income level for a two-bedroom house currently sits at £538, while a three-bedroom property would bring in £596 pcm. Hopefully this helps in your decision making process over what to charge.
