Renting Contract

My two friends and I are renting a home. I'd like to know what could happen if after the confirmation of the contract, one of us decided to leave the home? For example what would happen if after few months; the third decided to go back to his country, are there any penalties? How does it function?

  • You would need to pay that person's rent share or find a replacement, ask the agent you are renting with or look into your contract.

  • You would need to look at your type of contract, if it is joint and several liability, it will mean you will have to cover all of the rent no matter how many people are in the property. However in some cases you can have rent per room such as in student accommodation where each person is on a different tenancy agreement. However in typical residential lettings it will be up to the tenant or tenants to cover the full amount of rent even if others move out. We hope this helps.
