Renting for the first time.

How flexible are the stated rents? In some areas for example, Shad Thames, there seem to be a high number of properties to rent. Does that work in my favour if I wanted to rent there, as landlords may be keen to ensure their property does not stay unoccupied for too long, producing no income?
