Renting with some under 18

I am looking to rent a flat with two friends - another over 18year old and a 17 year old. With them being under 18 I know they wouldn’t be able to sign a tenancy agreement - so would it be possible for them to pay us privately for rent and then us to pay the landlord - or would they legally need to be on a tennancy agreement? Completely new to this so thanks.

  • Hello Andrew, You paying privately and then transferring over to the landlord is probably not the best move as your friend would not be held accountable for any unpaid rent. Most landlords wouldn't like it and you may risk getting evicted if they found out. However, would he be able to get a guarantor (perhaps a parent or relative)? Thanks, Ruban
