Boiler Not Working, Landlord not responding

Before moving in, I inspected the property, and found out that, the shower holder, curtain rails, etc. were broken. The property also required a professional clean. I contacted the agent and requested these to be carried out. The agent contacted the landlord and I was told that he would carry out all the requested work. After agent assured that these have been carried out, I moved in yesterday only to find that, most of the requested tasks haven't been done, and the boiler and central heating is not working. I called up the agent, but they said, now it's between me and the landlord, and it is entirely my responsibility to contact him. He lives in Ireland, and I have emailed/phone couple of times but haven't had any response. The agent will not help. I am stuck with a house with no central heating and a landlord who is not responding. What can I do?

  • I would get the work done yourself, send the landlord the bill and then arrange to have it taken off the next months rent .

  • I would push back on the agents. They have a duty of care to you, the tenant, and should help if pushed. What does your contract say regarding timeframes for urgent repairs? I know hindsight is a great thing, but when there is work to be carried out I always put an offer in subject to satisfactory inspection of the repairs prior to moving in. There are just too many shoddy landlords who don't care and just want to collect their money.
