I'm looking to rent a property but am wondering about background check

I am a single, professional, non-smoking, female who is looking to rent a 2 bedroom apartment ideally close to Maidstone town centre and close to our current location in Allington. I am employed as a level 5 registered manager in health care and receive a stable salaried income every 4 weeks. I live with my young son who is still in education, 6th form, at a local grammar school. We are looking to find our new home due to recent changes in our domestic situation and are trying to find somewhere we can call home for the next few years, with the view to secure a 2-3 year tenancy. I am unable to provide a landlords reference for my current address, however, I can provide all other proofs and solid references of my character and financial situation. Will this be enough to assist me in finding a property to rent?

  • Hello Suri, as long as you have a decent credit history, it sounds to be like you'll be fine. As a general benchmark, a third of your take-home salary should be able to cover the rent.   • Hello Suri, sorry I forgot to clarify - the benchmark I referred to is based on your monthly salary. So if you're taking home £2,100 a month, a rent of £700 per month would be deemed as affordable.
