Why won't estate agents accept rent upfront instead of a guarantor?

My partner and I are looking to move out (currently living with his parents), we found a property with NGU Homelettings but because we don't have an income of £16000 they want a guarantor but we can't get a guarantor so instead we offered 6 months rent upfront and the agency still refused. Different members of staff at NGU keep saying different things, 1 person says we don't need a guarantor and another does.

  • This is an old question but very interesting as we had this issue recently. Personally your offer of 6 months rent upfront is more than acceptable and if faced with this problem I would not let with an agency but try and deal direct with the Landlord.With such high hurdles in place it becomes to restrictive for tenants.
