How do I let my house?

Hi there, I'm looking to let out my house, I would like to take a lead on organising etc, however need to advertise. How do I do this?

  • I take it you are going to let your property privately, but I would offer a word of caution. Are you aware of you legal responsibilities as a Landlord, Housing Act, Fire regulations, Gas regulations etc? Also what will you do if the tenant is late or doesn’t pay the rent? If the house is damaged? What is the correct rent? I would strongly recommend using a reputable ARLA agent, yes there is a cost but it will keep you and your property safe and will potentially save you thousands should there be a problem in the future. I can recommend a very good agent in your area if you like.

  • First check out what similar properties are priced in the area, secondly concerning advertising, that's the hard part... advertise in the wrong place and you will invite your worst nightmare tenant, in the right place it will cost you but overall safer. If unsure get help!

  • Contact a reputable Specialist Letting Agent. They should be able to offer you a FREE market appraisal which will help you identify tenant demand - current and historical, marketability of your property - including potental rental values, plus identify all of your statutory responsibiites under the Housing Act. You will need to ensure that you take out suitable insurances and undertake statutory and recommedned works to indemnify yourself against potential for claim.

  • You can advertise on the web or in the local paper. But do consider using an agent as there are quite a few legal issues.
