Buying privately when advertised through an agency

We are interested in buying a house that is advertised through an estate agent but would like to approach the vendor privately. Would this cause any problems?

  • Yes, if you found out about the property through the agents advertising. The agent only gets paid on results and you seem to want them to do the work (getting prospective purchasers in front of the vendor) without getting paid for their time or efforts. Nobody likes estate agents (and I am one) as nobody wants to pay a fee for what sometimes seems only like an introduction. However, they do an important job and very often sales would fall through without their expertise and efforts. Some agents are awful individuals, with too much hair gel and white socks. Most of us however are trying to do a sometimes difficult job juggling (figuratively) vendors, purchasers, valuers, solicitors and lenders. So come on, play fair and pay up where it is due.
