Should I advertise for sale to investors only?

I currently rent my property out to a very reliable tenant, however I do want to sell sooner rather than later but do not want to be left paying the mortgage while the property sits empty on the market. Is there a market for investors? Would I be quicker to sell on an open market or not?

  • Your property generally sells quicker if it is in an up-market location and is well-maintained. The market is presently low in investors and homemovers. It might be worth your while to sell to "investors only". At least, you get the mortgage paid monthly while waiting.   • You will sell for more if you sell on the open market. You can always delay completion to the end of your tenants contract.
