Can I reduce Estate Agents Fee?

I put my house on the market with an agent, 8 weeks sole agency with a 2 week notice period (can be served at six weeks) After alot of viewings, 2 consecutive offers/buyers then pulling out, a 5% price drop I contacted the agent with a view to serving my notice period (verbally) The 8 week period ended around 8th December. My thoughts were Id confirm my intention to exit the contract and change agents, but ask them to continue to market over the xmas period as i didnt think there was much point in changing agents if they found a buyer then great. The agent then recevied a call from a surveyor to book in a survey for a buyer (who had not even made an offer) just before xmas. The agent insisted on them making an offer prior to a survey, the offer was too low and rejected. After xmas I had private interest from a colleague at work, the agent then had a call from their buyer who said he would pay the asking price providing his surveyor valued it at the asking price....TBC ...

  • If the estate agent says they have received an offer, they are legally required to put the offer in writing to you (unless you have agreed otherwise). If by now you still don't have a firm offer then it might be worth changing agents!
