Home Builders Federation's New Homes Week starts this Monday (16 May). And the Government wants a million new homes built by 2020. So if buying new was on your radar, what better time to talk about the benefits?

Here are our top 8 reasons a new-build home could be the answer to your next move:

1. You can pick your dream home

House builders often launch housing developments comprising a range of different property styles. And some are offered ‘off plan’ – in other words, before they’re even built. This means that you can take your time and literally cherry pick your dream home.

2. You won’t be stuck in a chain

You can move at a pace that suits both you and the house builder – and you won’t be reliant on other people in a chain to do the deal.

3. You can tap into incentives

The Government offers incentives to help buyers snap up a new-build home. These include the Help to Buy and Starter Homes schemes. House builders can offer incentives of their own too, such as footing your Stamp Duty bill or providing free interior decoration.

4. You can make your own mark

You can make your home your own right from the very start, knowing that it has not been touched by any other owners. And if you pick a home ‘off plan’, you may also be able to design it yourself. From the position of doors, type of flooring and wallpaper, through to the style of kitchen and bathroom cabinets and appliances, many fixtures and fittings are all to play for.

5. It’s designed for modern living

Whether you’re a first-time buyer looking for a flat, parents seeking more space for your growing family, or a retiree eyeing up a home specifically designed for older homeowners, there are modern homes designed to suit every stage, taste and budget.

Andrew Loveday, sales director at Countryside, explains: "For those who may not have visited a show home in recent years, they may be shocked to see just how much developers have upped the appeal of new-builds from aesthetics, layouts and space, to the sustainability and technology benefits on offer." 

6. It’s cheaper to run

New homes are built using modern materials and to the latest specifications. Energy-efficient measures, for example, are typically factored into new home design. And that means they’re generally cheaper to manage than older homes. 

7. It’s safe and secure

You can rest assured knowing that all the top safety and security measures will be in place. These typically include fire safety, locks on doors and windows, lighting and alarms.

8. You’ll have peace of mind

You’re unlikely to have to foot the bill for any major repairs in the short term because new-build homes typically come with a 10-year National House Building Council (NHBC) warranty. Other firms that provide warranties and insurance for new-build homes include BLP.
