We provide free professional valuation and expert advice. Over the period, we have built relations with overseas and local investors who are looking for investment opportunities. We can sell your house far quickly than other agents and we promise that we can achieve full value be advertising your house to local and overseas investors. Most importantly, we do not charge any upfront fee. We charge fee once we have sold the house. Our fee structure is very simple i.e. 1% plus VAT subject to minimum of £850 plus VAT. For the buyers and investors, we also provide mortgage and building insurance services. On Letting side, we go to great lengths to find a suitable tenant for your property, firstly to ensure tenants are of a suitable quality and secondly to facilitate the tenant moving in as soon as possible. Tenants marketing We market your property in the following channels: · We place advertising boards outside properties to attract local tenants · We communicate to an up-to-date list of quality approved prospective tenants · Once we receive referrals, we interview and vet the prospective tenant and take references from previous landlords, employers and credit reference agencies. · Once we deem a person as a suitable tenant, we pass on the details to Landlords – importantly we always insist on landlord consent before a tenant moves in. · We deal with tenancy agreements, take inventories, gas/electric readings and once a tenant moves in we transfer rents collected directly into your bank account. · The properties we manage are inspected frequently by a dedicated member of staff, building relations with tenants, often preventing
