Landlords
Here at Priory Estates, we appreciate every landlords view of the rental market is different. Some landlords will use the rental market to forge a business and therefore want to be very distant from the every day involvement. However, some landlords will have inherited or purchased the one property for the rental purpose and have a sentimental stake in the property. This particular landlord will then want to be more involved in the letting and management of the property.
We also accept that each landlord will want something different from the tenant they rent to. Our agency will honour any restrictions you choose to apply and filter our viewings and applications to meet those restrictions.
There is the basic tenant only service which includes:
Securing a suitable applicant and completing both referencing and credit checks on all named tenants
Preparing legal documentation including an Assured Shorthold Tenancy Agreement and relevant notices
Protecting the tenants security deposit
Our management service includes:
All of the above and more,
Internal inspections every 12 weeks
Collection of all rent due
Any property maintenance or repairs
A full inventory on move in complete with meter readings and photographs
A move out inspection and handling any disputes
However, Priory Estates understand that some landlords will want to use their own contractors or tend to repairs themselves. This is where our flexibility will work for you. We will tailor our service to meet your needs. We are more than happy for you to select which options you require and put them together to make a moulded service that will be personal to you.
Tenants
Priory Estates are also here to help our applicants move into a new home and endeavour to make this transition as smooth as possible. So once our agency has found you your new home we will ask for you to complete an application form. Any potential tenant will need to prove, where applicable, the following:
Current circumstances and personal details
2 x character references
3 years address history
Employment details
3 months bank statements
Next of kin
Once the landlord has agreed your application subject to references, we will ask for a referencing fee which will be dependent on the amount of people applying to be granted a tenancy. Priory Estates will then send out for the references as detailed on your application form and set a date for your move in. If the property you have chosen is managed by ourselves then you will be given a copy of a detailed inventory to keep for your records upon move in.
