Developers are sought who wish to purchase the land via an option agreement to develop the land for residential housing.

Owners of the land wish to achieve residential development value and are prepared to offer a discount of the sale price to 85% of Market Value if a planning application for residential development of the land is submitted to the Local Authority within 3 months of the option agreement being signed.

The owners wish to approve any scheme being permitted to ensure it is appropriate.

The option to buy the land will be for 4 years at a price of £25,000. This will be non-returnable but deductable from the purchase price.

The purchase of the land to be completed within 28 days of the planning consent being granted by the Local Authority. The minimum land price will be pre-agreed per gross acre. The final purchase price being the Market Value of the land based on net developable area if it is higher.

Purchasers will be responsible for a reasonable contribution towards the sellers legal fees with regards to the preparation of the option agreement.
