Property description

Looe is a small coastal town, fishing port and civil parish in the former Carradon district of South East Cornwall. Looe is in fact two towns, East Looe and West Looe, connected by a bridge across the River Looe. The towns are approximately 20 miles West of the City of Plymouth and 7 miles South of Liskeard.

East Looe is situated around a small harbour and along the steep sided valley of the River Looe which flows between East and West Looe to the sea, beside a sandy beach. Offshore to the West lies the picturesque St Georges Island, commonly known as Looe Island. The popular Looe Valley Railway Line runs from the town to Liskeard to the North, alongside the Looe estuary.

East Looe is a popular tourist destination town which swells during the summer months. The residential area in which the Barbican Inn is located, is a popular place to live and the community supports the Inn all year round. There is a substantial new development of houses being built close to the pub.

A substantial, two storey detached building with car park, fronting Barbican Road. The large, open plan trade area is served by a well equipped commercial kitchen. French doors from the pool/games room give access to an attractive paved trade garden to the front of the building. The first floor comprises a four bedroom owners flat with lounge and bathroom.

The Business

The Barbican is a well known and well supported community pub situated in a desirable residential area of East Looe. The Inn is surrounded by houses, thus making it a focal point for the community.

The Inn has a strong local and regular following which is boosted in summer months by visitors to the area. There are several large holiday parks close by and this also provides extra custom for the business. The pub is also well supported by Pool and ladies and gents darts teams together with euchre teams, poker evenings and two football teams. The Barbican also has an excellent reputation for functions, including weddings, christenings, birthdays and wakes. The pub does not currently offer food except at functions and this is an area that new owners could build on to provide another income stream.

The Barbican is currently open from noon until midnight, seven days a week, and is run by the owners with a small team of staff.
