This traditional sweet shop, sells over 250 different types of sweets straight from the jar. These range from the most up to date sweet to our more traditional sweets. They also sell diabetic sweets and chocolates.

In the summer there is a high turnover in slush, ice lollies and whippy style ice creams as well as gifts for tourists.

Sweet Memories also sell lots of gifts for the festive times of the year, Christmas, Easter, Valentines Day, Mothers Day and Fathers Day. There is also an area for American confectionery.

Location
Sweet Memories is located in the Waveney Valley town of Beccles in Suffolk on the Norfolk/Suffolk border. Beccles which is twinned with Petit-Couronne in France has a population of over 10,000 and is located just off the main A145 between Norwich and Lowestoft.
Sweet Memories is a superb little traditional sweet shop located in the main shopping street in Beccles, which itself has a large amount of individual and larger shops, which bring in a high footfall from locals and visitors alike.
There is one hour free parking directly outside the shop and a single staff parking space to the rear of the premises.
Many visitors come to Beccles as it is a thriving market town with an active community spirit and and huge amount of history.

The shop is entered directly off the main shopping street and into the main shop area with window to front, door to the rear and equipment as follows

Main service counter with 2 x weighing scales, till and shelving behind for traditional sweets in jars.

On the counter is space for the slush machine, in front of the counter is an ice cream/ice lolly freezer and there is also a whippy ice cream machine.

Throughout the shop is shelving for the sweets, novelties etc.

From the main shop area is the storage corridor which leads to the door to the rear and tea/coffee making area and staff toilet.

From the corridor there are stairs to the area above the shop. Please note that this area is under negotiation as the landlord may, when writing the new lease, retain this area for themselves.
The area above the shop is over 2 floors with 3 rooms on each floor.

To the rear of the building is a staff parking space.
The shop is heated/cooled by an air conditioning unit.

Tenure
We are advised the business is being sold as a leasehold business opportunity.
The lease is currently on a rolling 30 days basis and our client currently pays £6000 per annum.
The landlord will be looking to issue a new lease and as previously stated the first and second floors may or may not be included in the lease. This is up to the new owner of the business to negotiate with the landlord.

Hours
The business opening hours are currently Monday-Saturday: 9-4.30
However, the hours could be increased Monday – Saturday and the shop could be opened on Sundays. During the tourist months the shop could be opened later still in order to increase turnover.

Sweet Memories generated an advised turnover of £62,232 as of the 2016 accounts, with a gross profit of £26,211 and net profit of £6,473.
