Both parcels of land are situated either side of Alfreton Road a short distance from the settlement of Little Eaton.

The general area benefits from excellent lines of road communication by virtue of the A38 situated close to hand. From a geographical perspective the centre of Derby is some 4 miles away, Duffield 2 miles away and Belper 5 miles.

Directions

Travelling along the A38 from Derby in a northerly direction at the roundabout take the turning left signed for Little Eaton. Travel through the settlement of Little Eaton before taking the turning left on to Alfreton Road sign posted Coxbench. Continue along here for a short distance where lot one can be found on the left hand side and lot two situated on the right hand side between number 256 and 271 Alfreton Road.

Contract Of Sale

The Contract of Sale will be available at the offices of the auctioneers and solicitors seven days prior to the sale but will not be read at the sale. The auctioneers will be in the saleroom fifteen minutes prior to the commencement of the auction to deal with any matters arising from either the contract of sale, the sale particulars or relating to the property generally.

At the time appointed the sale will continue and thereafter no further queries will be dealt with and the purchaser will be deemed to have knowledge of the contract of sale and to have satisfied himself fully upon all matters contained or referred to therein, whether or not he has read them.

Deposit And Completion

The successful purchaser will be required to pay a deposit of 10% of the sale price upon the fall of the hammer. The signing of the contract of sale and the 10% deposit is legally binding on both parties and completion will occur in 28 days thereafter, unless stated otherwise at the auction. The Conditions of Sale will be deposited at the office of the Auctioneers seven days prior to the sale and will not be read at the sale.
