The properties are located close to the seafront of Morecambe within the main shopping areas which are the streets running parallel from the Westleigh to Balmoral Road. This is the primary shopping area within Morecambe with a mix of independent and multiple traders located within the various roads of this
vicinity and all benefiting from high volume of passing pedestrian trade leading towards the Marine Road.

Description:
Each of the properties provide an opportunity to acquire a single storey retail unit (these were previously let at approximately £100 per week each) but with the benefit of an expired planning permission for the development of the property to provide a ground floor retail unit with separate two bedroom apartment above. The planning reference for the expired planning is 09/00068/ful and purchasers may wish to view this to which the artist’s impression relates for all three buildings. A purchaser could consider an acquisition of all three lots (the vendor will consider a sale of all three lots as one) and then seek to reinstate the expired planning across three units or, alternatively the opportunity to purchase at a cost effective level an existing retail unit with potential to develop separate self contained flat above.
