Loose tables, chairs, stools and pews are complimented by upholstered perimeter bench seating. The split levels have carpeted and oak flooring respectively and are separated by the old malting crane that acts as a feature to divide the areas. General remarks

The property and business are being offered for sale freehold (although we have not had sight of the title deeds). We are advised that all available mains services are connected (no services tested). Business rates payable are advised as being circa £nil per annum.
The business

The current owner purchased the freehold property in 2002 and over the years created a desirable and thriving business offering camra recognised ales and regular live entertainment to a loyal, repeat and desirable clientele. Unfortunately, due to serious ill health our vendor client is now reluctantly looking to sell the freehold on in order to be able to take life at a more leisurely pace. The business is currently operated by the owner who simply oversees the business assisted by circa 5 part time/casual staff. Sitting at the heart of the local community and immediately adjacent to the town centre the business offers a weekly quiz night and has been listed in the Good Beer Guide for the past 25 consecutive years whilst also winning other camra recognised awards. The business previously offered regular live entertainment that proved to be extremely popular and our vendor client performed there on a regular basis and proved to be a big attraction. We are advised that current annual turnover shows takings of c£140,000 (inc VAT) achieved on 100% Wet sales however we are advised that prior to illness of the owner, the business has performed to a level in excess of £250,000 (inc VAT). In our opinion this could be achieved by the introduction of using the later licensed hours and the re-introduction of a regular live entertainment offering.
