Terms of Sale
1. The extent of the Plot (the Property) to be sold is as edged red on the Plan.

2. The Buyer will:
A) be responsible for the laying out and construction of the driveway and parking spaces to the dwelling on the Retained Land as shown cross hatched brown on the plan to the reasonable satisfaction of the Seller or their appointed agent. Work to be commenced no later than six months after completion of the purchase and 28 days’ notice will be provided to the Seller prior to commencement of the works. The works to include levelling the ground and surfacing in accordance with the terms of the Planning Permission (surface preferably to be brickweave).
B) be required to provide sufficient support for the ground level of the Property between the points A – C on the plan.
C) erect and thereafter to maintain the fence along the boundary marked A – B – C – D. The fence between points A – B to be four feet high measured from the ground level of the Property side of the fence. The fence between points B – D to be six feet high measured from the ground level of the Property side of the fence.
D) be required to construct the crossover and accesses to the Property and the Retained Land in the public footpath to the standards required by the Local and Highway Authorities, including the removal of and replanting of any trees as required.

3. All services to the property will be obtained from the public highway. No rights for services to pass through the Sellers Retained Land will be granted.

4. Usual residential covenants will be imposed (details can be provided if required).

5. The Buyer will be required to take over responsibility for the cil payment imposed by the terms of the Planning Permission.
