The property

Arriving via St Pauls Court in the heart of Water Orton, viewers are led to a traditional row of terraced houses, Albion Terrace. Having personally commuted through Water Orton in the past, I had no idea this terrace was here, and therefore it is somewhat of a hidden gem. With a communal parking area in front of the terrace, viewers walk past a small fore garden to the front door, giving access to the lounge.

From here, viewers will appreciate that this home does need some work to restore it to its former glory. It does, however begin with two fantastic sized reception rooms which, in my opinion, begins with the lounge (featuring bay window to the front) with a door way through to the dining room. From the dining room there is access to a galley kitchen and a ground floor wet room.

Those not in favour of a ground floor wet room or bathroom need not worry, as there is a family bathroom located on the first floor. You do have to pass through Bedroom Two to get to the bathroom, making it arguably an en suite as well as it being a generous size. The first floor is accessed via a doorway and staircase from the dining room and both bedrooms are the same size as the reception rooms underneath.

Finishing outside and to the rear, there is a private and low maintenance rear garden with a pathway leading to a sheltered seated patio area.

Transport links

This home is superbly located for commuters, with a plethora or routes to major destinations available from right at the end of St Pauls Court. Turning left onto Birmingham Road leads toward Castle Bromwich & Birmingham, with a right turn leading towards Coleshill and the M6. Furthermore, moving straight-on from St Pauls Court gives options toward Hams Hall & the M42 (north east) and Minworth, Sutton Coldfield and the A38 (north west)

The nearest train station could not be more convenient, with Water Orton Railway Station located across the road from the junction with St Pauls Court. The station offers routes to Birmingham New Street, Leicester & Derby.

There are local bus services from the village to Birmingham City Centre, Sutton Coldfield, Chelmsley Wood and the National Exhibition Centre (nec).

Schools & amenities

Water Orton Primary School is located within the village, with Park Hall Academy Secondary school being a short drive (20 minute walk) west. As always, it is advised that parents check with the local council before confirming catchment.

The village is well supported by various amenities that include independent shops, takeaways, public houses, churches, parks and the village hall. Those requiring more can make the journey towards Minworth where there is a large Asda Walmart supermarket and a little more towards Birmingham to a variety of retail parks including The Fort Shopping Park.
