Property description

Ovingdean Grange is an outstanding village house of great character which in recent years has been extensively refurbished creating a beautiful home ideal for both family living and entertaining.
The property is entered through a panelled entrance door set in a Doric porch with overlight and which opens to the entrance hall. On the ground floor are 3 principal reception rooms, including a triple aspect drawing room with marble fireplace, dining room and study. The kitchen is set in the heart of the house and features a magnificent inglenook fireplace, an extensive range of fitted units and an Aga. Opening from the kitchen is the Orangery with part glazed roof and semi- circular bay with fitted window seats and doors leading onto the courtyard garden. The former dairy is now a games/billiard room with a vaulted beamed ceiling, brick flooring and a wood burning fire. Accessed from the drawing room is the cinema room located in the basement.
On the first floor are 4 bedroom suites, each with well appointed en suite bath/shower rooms, as well as a separate shower room and above are 2 further bedrooms and a sitting room. Approached from the ground floor is a further self contained suite with ground floor shower room and stairs rising to a first floor bedroom.
Beyond the 4 car garage is an excellent annexe/office suite comprising an entrance hall with large storage area, a 30' reception room with oak flooring and a wood burning fire, shower room and a fitted kitchen. Double doors open onto the courtyard.

Ovingdean Grange is situated in a delightful setting on the edge of the small village of Ovingdean with beautiful views towards the 11th century parish church of St. Wulfran's. The larger coastal village of Rottingdean is about 1.5 miles and provides a good range of local facilities whilst the cosmopolitan city of Brighton with its numerous shopping, social, entertaining and cultural facilities is about 4 miles. The historic town of Lewes is about 8 miles to the north east and the centre of London about 57 miles.
Sporting and recreational facilities include sailing from Brighton Marina, about 2.5 miles, golf at a variety of Downland, links and parkland courses within Sussex and racing at Brighton, Plumpton, Lingfield and Goodwood. Glyndebourne Opera House is about 12 miles.
There are excellent schooling facilities for all ages within easy reach including Brighton, Roedean and Lancing, Ardingly and Hurstpierpoint Colleges.

The house is set in beautiful walled gardens of nearly three quarters of an acre. To the front the formal garden is arranged in 6 rectangular beds, enclosed by box hedging and each with a central clipped yew surrounded by flowering shrubs and roses. Brick and gravel paths separate the beds. To one side a wrought iron gate leads to the side garden, laid to a large level lawn, Yorkstone terracing, well stocked herbaceous borders and lavender beds. An octagonal summerhouse adjoins the terrace and mature trees to the boundaries provide privacy. Adjoining the Orangery and annexe is a charming enclosed courtyard with brick and stone terracing providing a secluded entertaining facility.

To the east side of the property electric gates open onto a shared gravel driveway providing parking and access to the garaging and cottage.

The Cottage

A truly delightful attached Grade II listed cottage which has recently undergone extensive refurbishment and now provides excellent guest/secondary accommodation. The elevations are of flint with brick quoins and window reveals. On the ground floor is an entrance lobby with stained glass panels, hallway, sitting room with stone floor and a wood burning stove set in a brick surround, dining room with a bay recess and a fitted kitchen. On the first floor are 2 bedrooms, one with an en suite shower room and a separate bathroom. A courtyard garden, enclosed by brick and flint walling and with an external store, lies to the rear of the cottage and to the front is a small brick courtyard.

The cottage was acquired separately to Ovingdean Grange with a separate title and can be excluded from the sale if not required.

Additional Information

Ovingdean Grange is listed as being of 17th century origin with later additions and has been described as one of the oldest and most historical residences in Brighton. Over much of its history it has been the Grange's occupant who acted as churchwarden for St. Wulfran's church opposite. The north side, which was the original entrance, is the oldest part with flint walls and stone quoins, similar to those of the church. Over the years the house has seen many architectural changes. As a Tudor manor house The Grange had servant's quarters and a cellar and the most noticeable change was the addition of the south west Georgian façade which is now the main entrance to the house.

The property was immortalised by the novel 'Ovingdean Grange' written by the English historical novelist William Harrison Ainsworth and first published in 1860.
