The House
This well-presented property was significantly extended to the rear and into the loft by our clients in 2012 to make a substantial home that includes four bedrooms and three bath/shower rooms. There is substantial storage space throughout the property.

The kitchen/breakfast/living room, which overlooks the rear garden, measures 31-feet allowing for sofas & chairs in addition to a dining table if required. The Annexe

The annexe has its own heating system via its own combination boiler.

The Grounds
The grounds total 0.32 acres and they are approached via electric hardwood gates between red-brick pillars. The gates are controlled by a video entry phone system that has screens in both the main house and the annexe. To the front there is a good-sized parking and turning area for a number of vehicles.

The rear garden measures approx. 100-feet and is largely un-overlooked and private. It is mostly lawned and has numerous trees and hedges that provide privacy and a backdrop. The 10th green of Colchester Golf Club is located just beyond the rear boundary. There is a 23? X 16? Shed providing substantial secure storage to the rear of the annex. This outbuilding is virtually invisible from the front of the property.

Location
The house is one of 4 that enjoy access from a private drive that leads from Braiswick, on the western fringes of Colchester (there is a public footpath over the shared drive which then proceeds over the golf course and on to either Mile End Road or West Bergholt)). As such, the house is very well located for access to Colchester North Mainline Station, the town centre, and the A12 via Bakers Lane.

The property is connected to mains water, gas, electric and sewerage. Council tax band E. There is a planning condition that limits occupation of the annexe to family members which results in a Section T exemption meaning only 1 set of council tax is payable.

The house has a water softener. The hot water and radiators are heated by rooftop solar thermal panels that feeds a 1,100 litre thermal store. This provides all hot water in the summer months, and contributes to the heating requirement on sunny days during the rest of the year. All showers and baths have pumped water, ensuring excellent water pressure. There is a master lock system which includes all external doors to both the house & annexe, the shed and side gate.
