This beautiful home is a classic example of not judging a book by its cover. The property itself is immaculate and has been refurbished extensively to provide substantial modern accommodation with beautifully light airy rooms and ample space for a growing family. What you would not expect hides at the rear of the home, with far reaching and impressive views of the surrounding countryside and three large paddocks, a large outbuilding, as well as manicured formal gardens all owned by this impressive home. To the front of the home there is a block paved driveway, with detached garage giving ample space for vehicles. There is gated access to the side of the home, but also vehicle access down a private lane to access the rear paddocks. On entering the home, the superb finish is apparent, and the hallway leads through to a substantial living room which is dual aspect and has two sets of French doors, one of which gives access to the conservatory and the other taking in the breath-taking outlook and accessing the decked balcony at the rear. The room has been fitted with a wood burner, and has ample space for a table overlooking the impressive views, although the large kitchen diner is a substantial space with ample room for eating and an array of cupboards. This room also overlooks the views at the rear, allowing the new owner to admire their land whilst carrying out domestic chores. Also to the ground floor there is an additional reception room which could serve as a great snug, playroom or ground floor bedroom, a large utility room and a ground floor shower room. The first floor has three double bedrooms, with high ceilings and is flooded with light. The master bedroom offers a modern en-suite shower room and a beautiful family bathroom to serve bedrooms two and three. The rear of the home has been enhanced with a superb decked balcony which offers a fantastic spot to relax and enjoy overlooking the land. There is gated access through the well-kept paddocks, offering ample space for horses and bordering on to a neighbouring stable with established sand school. This property is a fantastic opportunity for any equestrian buyers with a home that overlooks your own paddocks and a home to be proud of.
What the Owner says:
There is no better place to sit in the evening sun, after a long day, than on our balcony - with the uninterrupted and far reaching views of the gardens, paddocks and countryside beyond. The peace and quiet is just pure bliss, apart from the odd song bird!
The gardens and paddock have been the perfect place for the grandchildren to come and play, not to mention letting the dogs run free - they have all had endless adventures down there.
We are extremely lucky with our location - to feel so rural with the rear outlook, yet to be so conveniently located to Rookley's village shop and of course the Country Park, with its bar and restaurant open to the public, not to mention the option to use the swimming pool, children's play facilities and with the relevant permission; the fishing lake of course.
This has been a truly amazing family home and we shall miss living here, but the time has come for us to move to something a little smaller.
