A Little About The Location

Welcome to The Residence, a luxury apartment development, viewed by many as the best Lancaster has to offer. This grade II listed building has been converted by the pj Livesey Group. It's beautiful. It's hi-spec. It has to be seen to truly appreciate.

The location on the edge of the city centre is convenient for local transport and is surround by greenery with views over The Forrest of Bowland. It is approached by a tree lined driveway. It feels rather grand and luxurious. We are certain you will be impressed.

What We Like....

To be fair, whats not to like about this home? The space is fantastic, the views are wonderful and the owners decoration is tasteful. The communal areas are rather special too, why not come and have a look?

A Brief Description

The main entrance to this top floor duplex apartment opens into a rather impressive hallway which has stairs up to the top level and down to the main accommodation. You will find that the lounge is open plan to the dining room and would be a great space to entertain your family and friends. Just off the main living area you will find a wonderful modern fitted breakfast kitchen with appliances and a further seating area.

There are four bedrooms in total however the owners use the rooms for different variety of things with one as a dressing room and another as a home office. The guest bedroom has its own dressing room and spacious en-suite shower room. The master bedroom is located to the top level which has access onto a private balcony where you can sit out and relax. There is also a wc on this level and a spacious storage/utility area which will no doubt come in handy.

Externally there are well maintained communal grounds and this apartment comes with two allocated spaces along with further space for visitors available.

The Living Accommodation

As you step inside this home you will firstly find yourself in the hallway which has been well presented and will instantly make you feel at home. The soft neutral tones which are a continuing theme throughout this home helps to give you a bright and airy feel. Stairs lead you up to the top level and there are steps down to the hallway which gives access to all the rooms on this level with the living area to the far end.

Buyers will find that the main living room is a great space where you can simply relax after a long hard day whilst enjoying a pleasing aspect over the communal grounds and out towards the Forest of Bowland in the distance. There is ample space for all the expected furniture you will require and the dining room although open to the lounge has a cleverly designed partition wall which has a full length mirror to help reflect the light and give you the sense of even more space. The dining area is a great space where you can entertain your family and guests and enjoy your evening meals, maybe with a glass of wine. This room again overlooks the front of the development and has been decorated in a contemporary fashion.

The kitchen has been beautifully designed with a great range of built in storage on offer for all your bits and pieces and there is ample work space for those who love to cook. There are a range of built in Neff appliances including a fridge/freezer, two fan assisted ovens along with a four ring gas hob which has an extractor fan above and also a dishwasher. There are also corner units under the breakfast bar to make the use of all the space. Double glazed sash windows look out over the communal courtyard garden and there is also space to add a dining table or a sofa which is what the owners have done.

Bedrooms & Bathrooms

The owners actually use the top floor as their master bedroom and this is a great sized double room which has ample space for all the expected furniture you may have. This room features two sets of doors which open out onto your very own private balcony where you can sit out and enjoy the peace and quite or maybe even have your breakfast. This top floor level also features a generous sized storage room which houses the boiler and can be used as a utility room if you wish. There is also a handy wc with a hand wash basin available.

Some buyers may choose to use what is currently the guest bedroom as their master due to it having its own dressing room with fitted wardrobes and its very own en-suite shower room which has been fully tiled. This double bedroom enjoys a rather pleasing aspect over the front of the home towards the Forest of Bowland and open countryside. The third bedroom is large enough to accommodate a double bed if you like however the owners actually use this room as their home office which works really well. The fourth and final bedroom is currently used as another walk in dressing room and looks out over the rear onto the communal garden areas.

The main family bathroom is simply superb and offers a stylish and contemporary four piece suite which offers you a double walk in shower cubicle, bath, wc and matching his and hers sink units with built in storage below for all your toiletries. The bath also features a shower mixer tap attachment. The room has been fully tiled including the floor and there is a frosted double glazed window to give a bright and airy feel.
