General Description:

Kingston Hill Place is a secure gated community set in 9 acres of landscaped and managed gardens that was developed by local firm Croudace when the site was acquired in 1986 from the local authority. (See history below.) The development benefits from a mews like atmosphere and extremely good communal facilities which comprise a swimming pool, well equipped gym (treadmill, exercise bicycle, weights), sauna and solarium and changing facilities. It is serviced by a frequent bus route (Nos 85, K3) into either Kingston or Putney where there are connections onto the underground or over ground transit systems.


Kingston is not just another suburban town on the borders of London; it has an abundance of history with many noble residents both past and present. Kingston is a very special place in which to live and the only way to experience this is by residing in one of the many fine homes it offers.

Kingston Hill was occupied by the first settlers because of its high grounds overlooking the Thames which was forded by the Romans nearly 2,000 years ago. During the Saxon era, 838 Kingston then known as Cyningestun proved to be more secure and was then governed by a council held by King Egbert. Kingston Hill during these times was simply a stretch of open common land.

Kingston Hill Place comprised of an early 19th century mansion set within private grounds of approximately 8.5acres. King Edward VII was a frequent visitor to Kingston Hill for the beautiful actress Lily Langtry, much admired by the King. The Jersey Lily, as the populace called Ms Langtry because she was born in the Channel Island, was well suited by the elegant house and its fine grounds.

It was for her that the massive wall surrounding Richmond Park was breached so that an uninterrupted view of rolling turf, the trees and door could be obtained.

Lily Breton, daughter of the Dean of the Island married Edward Langtry in 1874 and made her first stage appearance in 1881. Soon thereafter, she obtained the reputation as one of Britain’s most beautiful actresses. Langtry became the mistress of the Prince of Wales, the future Edward VII.

The mansion with its glamorous Ballroom (now the indoor swimming pool) was later owned by Surrey County Council in 1946 and its ownership was passed to the Royal Borough in 1965. It was then used as a student hostel to what was Kingston Polytechnic, now known as Kingston University.

In 1986 the whole site was offered for sale and later acquired by Croudace who created what is now a secure gated development. Kingston Hill Place enjoys a mews like atmosphere with the benefit of a communal heated indoor swimming pool, a well equipped gym, sauna, solarium with changing facilities. The nine acres of landscaped gardens comprise of a woodland garden, a large lit pond with fountain, Japanese gardens, an orchard and communal areas which are laid to lawn all of which are beautifully tendered.
