Situation Broadwoodkelly is a rural village situated in the heart of Central Devon, about 3 miles from Winkleigh and 5 miles from North Tawton just off the B3219 Torrington to Okehampton main road. The north Dartmoor town of Okehampton lies just eight miles to the south and offers a wider range of facilities including three supermarkets, a good range of shops, accountants, solicitors, a dental practice, a cottage hospital, a secondary school/community college and a golf course. The A30 lies 10 miles to the south of Broadwoodkelly and gives fast dual-carriageway access to Exeter and the M5 to the east and Cornwall to the west.

Description The Barns at Newer Park are redundant agricultural buildings located on the very edge of Broadwoodkelly in an outstanding rural location allowing lovely far reaching rural views. Planning Permission has recently been approved by West Devon Borough Council to convert the barns into a residential property by means of permitted development rights under Application Number 3655/16/pdm. The modern open plan design creates a single storey three bedroom and two bathroom dwelling with a light and spacious open plan Kitchen/Dining/Living Area, as well as a separate Utility Area. Outside propose off-road parking for at least two cars and a Garage and Store. The Barns are accessed from the quiet village road which leads up to the junction at Splatt Cross and are being sold with the fields they stand in which comprise approximately 5.8 acres of gently sloping pasture land bordered by mature hedging. Mains electricity and water are located nearby but provision would have to be made for private sewerage/drainage.

Planning permission West Devon District Council approved planning application ref. 3655/16/pdm on the 31st January 2017 for "Prior approval of proposed change of 1 redundant barn to residental use."
